Did you know that styled homes spend half the time on the market compared to non-styled homes and can sell for more than 6% above the asking price? Whether your home is already on the market or you’re thinking of selling soon, styling is a simple and effective way to maximise your property’s potential.
Elizabeth Danon is a qualified interior architect, stylist and owner of EDIT Property Styling. Here she gives us some tips and advice on the benefits of her service and how to style your home to sell.
What is property styling?
The more I speak to people about property styling, the more I realise just how many of us don’t know what it is or don’t know of its importance. It’s an incredible way to sell your home quickly, beautifully and at your sale price (or above in some cases!)
There may only be a few small adjustments to make in the detail of your home. You can make use of your existing furniture and items, planning them in a way that suits the rooms, whilst giving you optimum comfort, space and function. This ensures your home appeals to all of your senses, and your buyer’s too.
Styling not only enables you to present your home in a way to sell it quicker, but the design elements can also be transferred with you to your new home, making the settling in process much easier.
What are the benefits of property styling?
If you’re looking to sell your property, your potential buyers will need to visualise living in your space. Property styling deeply affects the buyer’s perspective; over 95% of buyers agents say that property styling has had an effect on the buyer’s view of the home. Additionally, when buyers can visualize the product as their home, an offer is made; over 81% of buyers find it “easier to visualize the property as their future home” when it’s styled.
With more than 90% of potential buyers searching online first, your home listing needs to stand out. Professionally styled homes look beautiful on advertising, both online and print. You’ll have a distinct marketing advantage over non-styled homes, and attract a broader range of buyers.
The longer your home stays on the market, the further their price drops. Styling helps your home to sell much quicker, in fact styled homes spend 73% less time on the market!
Tips for preparing your home for viewings
Dust and clean surfaces
Even just a quick clean will freshen your whole property and allow you to find any cobwebs or dead flies, which as small as they are, could be very off putting for buyers. Don’t forget to vacuum too – it makes any room feel immediately lighter and clearer.
Set up your table
Set the scene with either a dining set or morning coffee and fresh fruit. Think about your ideal day and how you love to live and create a vision for your viewers.
Plump up your cushions
This gives the sense that you care about your property and that you’re proud of its appearance.
Turn on mood lighting
Mood lighting will create a lovely glow, especially floor and table lamps. Leave the main lighting off where possible as these can sometimes be a little bit too bright.
Fill your home with lovely scents
Flip your diffusers and light some scented candles just before your viewers arrive. It gives the rooms that extra sensory experience. Another age old classic is to brew some coffee or bake some bread for a homely vibe.
Put some soft music on
Stick to something simple such as classical music or light jazz to create a relaxed ambience.
